What time lines should a buyer should expect when purchasing a home in Santa Clarita There are many things to consider when purchasing a home, but what happens once your offer is accepted? An escrow period is similar to a pregnancy due date…we will have a date but it could close early, or it could close a little late. An escrow is dependent on so many moving parts and other people and everyone has to work hand in hand to assure we close on time. We go over the time table and expectations for the buyer once escrow has opened including:

  • Escrow Period (Typically 30 or 45 days)
  • Contingency Period (typically 17 days to perform inspections, get appraisal, review disclosures,  obtain financing, etc.)
  • Time is of the Essence with all Documents
  • Removing Contingencies (All-in in regards to Earnest Money Deposit)
  • Signing Loan Docs
  • Funding the Loan
  • Recording Title (house officially transfers from seller to new buyer)
  • Lenders Funding Process (consider this when selecting a lender)
  • Taking Possession (negotiated upfront, seller could ask for Close of Escrow + Additional Days, however possession typically the recorded day at 5pm)
  • Getting Keys!!!! Everyone’s favorite part
